Tenant Spotlight: Kids Empire

In this edition of Tenant Spotlight, we would like to highlight Kids Empire, a company represented by TCG’s Alison Horbach, as they push to expand to Florida.

Kids Empire is an indoor playground/climbing facility located in the United States. Originally, the company was founded and operated in France, where it ran successfully for 10 years with 100’s of parks. With this track record of success, Kids Empire has begun to develop quickly in the U.S., with plans on opening up to 40 parks a year.

Alison has already completed multiple deals with Kids Empire in New Jersey. These include four properties, ranging from 10,000 to 12,000 SF. They are listed as follows:

• Woodbridge Crossing, 456 Green Street, Woodbridge NJ 12,000 (Opened 3/21)
• Route 9 and Pleasant Street, Linden, NJ 10,000 SF (Under Construction)
• 437 Route 46, Fairfield, NJ 10,300 SF (Under Construction)
• 1515 Route 22, Watchung, NJ 10,995 SF (Opening Soon)

Alison is looking forward to placing Kids Empire into more properties in Florida. According to Alison, “Kids Empire is aggressively seeking retail space in the range of 10,000-20,000 sf with ceiling heights of 21’ clear in the rear 4,000 sf of the space. The brand, which is expanding nationally, prefers to be in high trafficked regional, power, and grocery anchored shopping centers in densely populated areas.”

Important demographic preferences include a minimum of 700,000 people within a 10-mile radius. Preferably, location in Regional, power, or grocery anchored centers, malls and lifestyle centers. Suggested co-tenants include grocers, gyms, trampoline parks, bowling alleys, theaters, department stores and wholesale markets. Big name shopping centers such as Target and Walmart are of interest as well.

Kids Empire promises exciting potential with its brand. It boasts synergy between tenants, a loyal customer base and a healthy alternative to activity for children, rather than sitting at home playing video games, they are exercising!
