Types of Commercial Real Estate
Similar to the differences in commercial leases, there are many types of commercial real estate, with these properties broken down into five specific sectors.
Within each sector, you’ll find several different types of properties. Here’s some information pertaining to the five primary sectors:
1. Office
Office buildings typically fit into one of two categories:
- Urban
- Suburban
For example, urban office buildings are found in city settings and often include high-rise properties, such as skyscrapers.
Office buildings also fit into one of the following three tiers:
- Class A
- Class B
- Class C
2. Retail
From stores to restaurants, retail commercial real estate is found all over the country and state of Florida. These properties can be single-use or multi-tenanted.
The retail sector is more complicated than many others, as it’s dictated based on a variety of measures, such as concept, size, and number of tenants.
3. Industrial
As the name suggests, industrial commercial real estate houses companies that partake in some form of industrial operation. Properties typically fall into one of the following categories:
- Heavy manufacturing
- Flex industrial
- Bulk warehouse
- Light assembly
4. Multi-family
This sector entails all types of residential real estate with exception of single family homes, which include condos, apartments, townhouses, and co-ops.
Multi-family properties are classified as follows:
- Class A
- Class B
- Class C
Also, there are six types of multi-family properties:
- Mid-rise
- High-rise
- Walk-up
- Garden-style
- Special purpose hosing
- Manufactured housing
5. Hotel
Hotels can be independent or part of a hotel chain, such as Marriott or Holiday Inn. These properties fit into one of six categories:
- Full service
- Limited service
- Boutique
- Extended stay
- Casino
- Resort
